Includes all Deeds, Mortgages, Judgments, Easements, Restrictions, Master Deed (if a condo) for the last 60 years of record in the County Clerk’s office and Surrogate's Court); no examination or report of title included.

Includes review of the searches by a Title Examiner, who produces a Report of Title; this Report will define the current owner of the property and identify any title defects and/or encumbrances against the subject property, including voluntary and involuntary liens.

ADD ON: Chancery Abstract Search $200.00
A careful review of the entire foreclosure file, with the highest priority placed on identifying the defendant and creditors and providing notes reflecting any irregularities found.

In contrast, the Full 60-Year Search includes all deeds, mortgages, easements, restrictions, and judgments recorded over the past 60 years but does not include a title report unless purchased as an add-on.

 

Do I need a Title Examination Report if I already ordered a Full 60-Year Search?

Yes, if you want a professional analysis of the documents found. The Full 60-Year Search compiles public records but doesn’t include any legal interpretation. The Examination and Report of Title ($100 add-on) identifies potential defects, encumbrances, and who legally owns the property.

When is a Chancery Abstract Search necessary?

A Chancery Abstract Search is recommended when the property has gone through foreclosure or involves court action. It provides a detailed review of the foreclosure case file, highlighting defendants, creditors, and any procedural irregularities that could impact title transfer.

Can I order a Corporate Status Report without requesting a property search?

Yes. Both the Short Form and Long Form Corporate Status Reports are standalone products. They are often used in commercial transactions to verify a company’s legal standing with the State of New Jersey, including members, agents, and addresses (Long Form only).

How quickly can I receive my title search results?
